Gayrimenkul al\u0131\u015f, sat\u0131\u015f ve de\u011ferleme s\u00fcre\u00e7lerinde ihtiya\u00e7 duyulan gayrimenkul fizibilite raporu <\/strong>genel hatlar\u0131yla, gayrimenkul de\u011ferleme<\/a> raporu hizmetlerinin ve imar durumu raporu hizmetinin genel olarak tek bir rapor \u00fczerinde toplanm\u0131\u015f halidir. Bu rapor \u00fczerinden ait oldu\u011fu ta\u015f\u0131nmaza ait b\u00fct\u00fcn veriler de\u011ferlendirme alt\u0131na al\u0131nabilmektedir.<\/p>\n\n\n\n

Haz\u0131rlanacak olan fizibilite raporu konut, arsa, i\u015fyeri, fabrika, tarla, ticari bina\/binalar, depo, otel, akaryak\u0131t istasyonu gibi t\u00fcm gayrimenkul t\u00fcrleri i\u00e7in uygulanabilir niteliktedir. Bu rapor sayesinde mevzu olan gayrimenkul\u00fcn\u00fcz\u00fcn g\u00fcncel de\u011ferini, s\u00fcre\u00e7 i\u00e7erisinde belirli periyotlarda nas\u0131l de\u011fi\u015fim ya\u015fayaca\u011f\u0131n\u0131, mevcut durumundaki imar durumunu ve bu ta\u015f\u0131nmaz\u0131n yer ald\u0131\u011f\u0131 b\u00f6lgedeki yeni imar plan\u0131 \u00e7al\u0131\u015fmalar\u0131n\u0131n olup olmad\u0131\u011f\u0131 rahatl\u0131kla \u00f6\u011frenmeniz m\u00fcmk\u00fcnd\u00fcr.<\/p>\n\n\n\n

Gayrimenkul d\u00fcnyas\u0131nda yat\u0131r\u0131mc\u0131 olarak yer alan ki\u015fi ve kurulu\u015flar, bu yat\u0131r\u0131m s\u00fcre\u00e7lerinde hibe ettikleri maddi unsurlar\u0131n geri d\u00f6n\u00fc\u015f noktas\u0131nda bir tak\u0131m riskleri de almak durumunda kalmaktad\u0131rlar. Herhangi bir yat\u0131r\u0131m\u0131n getirisinin ne olaca\u011f\u0131n\u0131n hesaplanmas\u0131 i\u00e7in \u00f6ncesinde farazi varsay\u0131mlar yap\u0131lmaktad\u0131r. Bunun nedeni, yat\u0131r\u0131mc\u0131n\u0131n bu varsay\u0131mlar \u00fczerine bir projede yer al\u0131p almayaca\u011f\u0131na karar vermesidir. Bu bilgiler do\u011frultusunda, bir gayrimenkul\u00fcn yat\u0131r\u0131m konusunda uygulanabilir olabilmesi i\u00e7in fiziksel olarak ger\u00e7ekle\u015ftirilmeye uygun olmas\u0131, finansal haz\u0131rl\u0131klar\u0131n yeterli olmas\u0131 ve yasal olarak izin verilebilir optimum verimde bir projeye sahip olmas\u0131 gerekmektedir.<\/p>\n\n\n\n
